Updated October 2026

A Middlebury village home, a Vergennes condominium and a Ferrisburgh farmhouse can have similar asking prices but very different financing requirements. Across Addison County, start with the property's year-round condition, acreage and intended occupancy before deciding how much cash to commit. Bristol buyers should give older heating systems and renovation needs the same attention as their interest rate.

Match the loan to the property

The 2026 baseline conforming loan limit is $832,750 for a one-unit home in Addison County, matching all 14 Vermont counties. A purchase price above that figure does not automatically require jumbo financing: the mortgage amount after your down payment determines the category.

Addison County uses the 2026 FHA floor of $541,287 for one-unit properties. FHA can suit borrowers seeking a smaller down payment, although mortgage insurance belongs in the comparison. USDA financing may work for eligible rural addresses and households; VA financing offers another route for eligible military borrowers.

For farmhouses, establish whether the transaction is primarily residential. Outbuildings, agricultural income and extensive acreage can change the appraisal and lender review. Private wells, septic systems and access rights also deserve early documentation.

Build an Addison County cash plan

Ask a participating lender to compare VHFA MOVE and MOVE MCC, rather than assuming every assistance option combines automatically. The Vermont Housing Finance Agency also offers ASSIST Down Payment & Closing Cost Assistance, an up-to-$15,000, 0%-interest deferred loan, and a $15,000 First-Generation Homebuyer grant for qualifying buyers.

For an owner-occupied principal residence, Vermont's preferential transfer-tax rate is 0.50% on the first $200,000 and 1.47% above that threshold. Qualifying VHFA or USDA financing changes the first tier to 0.00% on the first $250,000, with 1.47% above it. Use the closing cost estimator to separate this expense from lender charges and prepaid insurance.

Budget beyond principal and interest

File the Homestead Declaration, Form HS-122, annually by April 15. Eligible households may receive an income-sensitized Property Tax Credit that reduces education property taxes and can lower escrow requirements after the credit is reflected in billing. Review eligibility through the Vermont Department of Taxes.

Compare realistic taxes, heating costs and insurance in the monthly payment calculator. Keep a separate repair reserve so a roof replacement or septic issue does not consume the cash intended for closing.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
