Updated October 2026

A Rutland starter home and a Killington condominium may sit within the same county, but they rarely belong in the same financing comparison. Castleton, Brandon and Poultney bring additional choices, including village houses and rural properties. Start with intended occupancy, then evaluate condition, insurance and the cash needed to make the property comfortable year-round.

Separate a primary home from a resort purchase

For a principal residence, low-down-payment conventional, FHA and eligible USDA options may be worth comparing. USDA eligibility requires an address-level check and household-income review; a rural setting alone does not qualify a property.

A Killington second home or rental follows different rules. Do not apply owner-occupied assistance assumptions to a vacation purchase. Condominium buyers should investigate rental restrictions, project insurance, reserves and any hotel-like management features that could limit standard mortgage options.

Use the right county ceilings and assistance

Rutland County’s 2026 FHA floor is $541,287 for one unit. The conventional conforming baseline is $832,750, as it is throughout Vermont. Confirm FHA property-size limits through HUD FHA Mortgage Limits.

Eligible primary-home purchasers can explore MOVE and MOVE MCC through the Vermont Housing Finance Agency. ASSIST offers up to $15,000 as a deferred, 0%-interest loan for down payment and closing costs. A $15,000 First-Generation Homebuyer grant serves qualifying buyers. These resources do not turn a seasonal investment into an eligible primary residence.

Budget taxes according to actual occupancy

Qualifying principal-residence transfers generally receive 0.50% on the first $200,000 and 1.47% above it. VHFA or USDA financing can qualify for 0.00% on the first $250,000, then 1.47% above that threshold. Second homes and other non-owner-occupied purchases face higher transfer-tax tiers; use the correct classification in your closing cost estimate.

For an eligible homestead, file Form HS-122 annually by April 15. Income-sensitized Property Tax Credits can reduce education property taxes and affect escrow. Resort buyers should not build their payment around homestead benefits they cannot claim.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
