Stowe, Morrisville and Lamoille County Mortgage Hub: Elevated FHA Caps and Resort Jumbo — Green Mountain Gist
Updated October 2026
Stowe resort properties and Morrisville year-round homes belong to the same county, but they do not necessarily qualify for the same mortgage. Buyers comparing Hyde Park, Cambridge and Johnson should distinguish a primary residence from a vacation property before shopping rates. Occupancy, condominium project characteristics and the loan amount can matter more than proximity to the mountain.
Elevated FHA limits are not resort financing
Lamoille County has a 2026 FHA limit above the $541,287 national floor. Check the current one-unit county figure through HUD FHA Mortgage Limits before setting a maximum offer. An elevated county cap does not remove FHA's principal-residence requirements or make a vacation condominium eligible.
The 2026 conforming baseline is $832,750, the same across all 14 Vermont counties. Borrowing above that amount generally moves a one-unit purchase into jumbo territory. A larger down payment can keep a higher-priced Stowe property within the conforming category.
For resort condominiums, request project documents early. Hotel-style operations, rental restrictions, insurance gaps and association finances can narrow available financing even when the buyer's credit and income are strong.
Compare cash needs by occupancy
| Purchase plan | Main financing question |
|---|---|
| Primary residence | Can conventional, FHA or VHFA financing fit? |
| Second home | Does personal use meet the lender's occupancy rules? |
| Rental property | How will income, reserves and project eligibility be evaluated? |
For primary-home buyers, Vermont Housing Finance Agency programs include MOVE, MOVE MCC, ASSIST assistance of up to $15,000 through a 0%-interest deferred loan, and a $15,000 First-Generation Homebuyer grant. Eligibility and program combinations require review.
Run fixed-rate and adjustable-rate scenarios with the ARM versus fixed calculator, including the payment after any introductory period. Do not base affordability solely on hoped-for vacation rental revenue.
Account for Vermont taxes
Owner-occupied principal residences receive a 0.50% transfer-tax rate on the first $200,000, then 1.47% above it. Qualifying VHFA or USDA financing instead receives 0.00% on the first $250,000 and 1.47% above. Second homes face higher non-owner transfer-tax tiers.
Annual HS-122 filing by April 15 establishes homestead status; an eligible income-sensitized Property Tax Credit can reduce education taxes and eventual escrow needs. Check the Vermont Department of Taxes, then request an occupancy-specific comparison through a mortgage quote.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
