Updated October 2026

A South Burlington condominium, a Williston subdivision home and a Shelburne property with acreage can carry similar asking prices but very different monthly costs. Essex and Colchester add another mix of established neighborhoods, attached housing and properties with private infrastructure. Compare the complete ownership budget before deciding which Chittenden suburb delivers the best fit.

Compare costs that the listing price hides

For an attached home, request association dues, insurance details, reserve information and any planned assessments. Condominium project eligibility can affect financing even when the borrower qualifies comfortably. For a detached home, determine whether water and sewer are municipal or private and whether a shared road carries maintenance obligations.

Condominium associationAre project eligibility and insurance acceptable?
Private well or septicWhat inspections and repair funds are needed?
New constructionWhen will the finished home receive its tax assessment?
Shared accessAre access rights and maintenance duties documented?

Run each finalist through the monthly payment calculator, including dues and realistic property taxes. A builder’s current land-only tax bill is not a dependable estimate of the completed home’s carrying cost.

Choose financing with county limits in view

The 2026 one-unit conforming baseline is $832,750 across all 14 Vermont counties. Chittenden also has a higher FHA limit than the statewide floor of $541,287. Check the applicable ceiling using HUD FHA Mortgage Limits rather than assuming every FHA purchase must remain below the floor.

First-time buyers should compare VHFA MOVE and MOVE MCC. Through the Vermont Housing Finance Agency, eligible households may access ASSIST, a deferred 0%-interest loan of up to $15,000 for down payment and closing costs, or the $15,000 First-Generation Homebuyer grant. Confirm income, purchase-price and program-combination requirements before counting assistance as available cash.

Build a suburb-specific cash plan

An owner-occupied principal residence generally receives Vermont’s 0.50% transfer-tax rate on the first $200,000, then 1.47% above that threshold. Qualifying VHFA or USDA financing changes the initial exemption to 0.00% on the first $250,000. Use the closing cost estimator to compare financing paths.

Plan to file Form HS-122 annually by April 15. Eligible income-sensitized Property Tax Credits can reduce education property taxes, although escrow adjustments may occur later. For city properties and owner-occupied rentals, continue with the Burlington mortgage hub.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
