Updated October 2026

Moving outward from Winooski toward Milton, Hinesburg, Richmond, Jericho or Underhill changes more than the commute. A compact city property might offer municipal utilities, while a rural home introduces septic, well and road-maintenance questions. USDA financing can enter the conversation, but eligibility follows the exact property address and household requirements, not a town’s rural appearance.

Check USDA before building the offer

Do not label all of Milton or Jericho eligible, and do not assume every property near Burlington is excluded. Have the lender verify the address against the current USDA eligibility map and review household income separately from mortgage qualifying income.

Eligible USDA purchase financing can reduce the down-payment hurdle, but buyers still need a plan for closing costs, inspections and reserves. Guarantee fees and property requirements also belong in the comparison.

Keep FHA and VHFA in the comparison

These Chittenden County communities share a 2026 one-unit conforming baseline of $832,750. Chittenden’s FHA ceiling is higher than Vermont’s $541,287 floor; verify the exact applicable limit through HUD FHA Mortgage Limits.

The Vermont Housing Finance Agency offers MOVE and MOVE MCC, plus assistance for eligible purchasers. ASSIST provides up to $15,000 as a deferred, 0%-interest loan toward down payment and closing costs. The First-Generation Homebuyer grant provides $15,000 for qualifying buyers. Ask which options fit your selected mortgage rather than assuming all assistance can be stacked.

Give tax savings the right timing

Qualifying VHFA or USDA financing receives a Vermont property-transfer-tax rate of 0.00% on the first $250,000 of an owner-occupied principal residence, with 1.47% above that amount. Other qualifying principal-residence purchases generally receive 0.50% on the first $200,000 and 1.47% above it.

That closing-day difference is separate from annual property-tax relief. File the Homestead Declaration, Form HS-122, annually by April 15 when eligible. Income-sensitized credits can reduce education property taxes, but the escrow benefit depends on processing and lender adjustments. Compare nearby alternatives in the Chittenden suburbs guide before trading a shorter commute for additional land.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
